TERMS & CONDITIONS

1. DEFINITIONS

• Platform: The Parkanize app, website, dashboard, APIs, and related services
• User: Any person using the Platform
• Host: An individual or company listing a parking space
• Company Host: A business entity legally listing one or more parking spaces
• Renter: An individual booking a parking space
• Booking Period: Weekly, Monthly, Quarterly, or Yearly
• Public Listing: A listing open to all Renters
• Residents-Only Listing: A listing only for renters who already have legitimate building access
• Villa Listing: A listing located in a standalone villa or private property
• Access Credential: Key card, fob, remote, PIN, QR, or required access device
• Access Fee: AED 100 refundable deposit for physical access credentials
• Platform Fee: A non-refundable fee charged to Renters
• Commission: 20% fee deducted from Host payouts
• Host Payout: Net amount earned by Hosts after fees and commission
• Verified Owner Badge: A badge granted when ownership or tenancy documents are submitted and approved

2. ROLE OF PARKANIZE

Parkanize provides a technology marketplace that connects Hosts and Renters.

Parkanize does not manage, control, or inspect any listed parking spaces.

Parkanize is not liable for:

• Access issues, towing, clamping, or fines
• Misrepresentation or fraud by Hosts or Renters
• Disputes between Users
• Building security actions or access denials
• Damages, theft, or incidents inside buildings or parking areas
• Any illegal user activity

3. USER ACCOUNT & KYC VERIFICATION

4.1 Individual KYC

• Government-issued ID (Emirates ID or Passport)
• Selfie verification
• Phone number
• Car plate number (Renters only)

4.2 Company Host KYC

• Company Name
• Valid Trade License
• Authorized Person Name
• Authorized Person Emirates ID or Passport
• Company Email & Phone
• Optional: Authorization Letter or Power of Attorney

4.3 Verified Owner Badge

Granted per listing when the Host submits ownership documents or a tenancy contract including the parking space.

4.4 Booking Logic

• Bookings move to “Pending KYC Approval”
• Host cannot accept or arrange access until KYC is approved
• If renter KYC fails, the booking is cancelled and the Platform Fee is not refunded

4. LISTING TYPES

A. Public Listing

Available to any renter, with strict trespassing rules.

B. Residents-Only Listing

Hosts confirm they are legally permitted to rent the space only to building residents, and renters confirm they are residents or authorized occupants.

Parkanize does not verify residency claims and assumes no responsibility for determining whether a renter is actually a building resident or authorized occupant.

C. Villa Listing

• Located in a standalone villa or private house
• Trespassing rules do not apply
• Renter may access only the designated parking area
• Access may require gate code or remote

5. MISREPRESENTATION RULES

If a renter falsely declares they are a building resident or authorized occupant, Parkanize may permanently suspend their account without refund, and any access fee will be forfeited.

6. TRESPASSING RULES

Public Listings Only — Strict Rules Apply

Renters may NOT enter:

• Lobbies
• Elevators
• Residential floors
• Hallways
• Gyms / Pools
• Community areas
• Private property

Renters may ONLY:

• Enter the parking garage
• Access the assigned slot
• Exit the garage

Tailgating is strictly prohibited.

Penalties

• Immediate account termination
• No refunds
• Access deposit forfeited
• Host compensated
• Renter liable for fines, towing, and security actions

7. BOOKING RULES

• Weekly, Monthly, Quarterly, and Yearly bookings available
• Minimum 24-hour advance booking
• Full upfront payment required
• No cancellations after booking start
• No early termination
• Host cannot cancel an active booking
• Renter must remove the vehicle at the booking end time

8. FEES, COMMISSION & PAYOUTS

Platform Fee

• Weekly: AED 20
• Monthly: AED 20
• Quarterly: AED 60
• Yearly: AED 240

Host Commission

20% of Host earnings.

Access Credential Fee

AED 100 refundable deposit if the credential is returned, confirmed within 48 hours, and not damaged.

Payout Schedule

• Paid monthly
• Released 14 days after month-end
• Processed via Stripe
• All amounts displayed in AED

For Weekly, Monthly, Quarterly, and Yearly bookings, Host payouts are released in monthly cycles, 14 days after the end of each rental month. Parkanize does not pay Hosts in advance for future months of a booking.

9. HOST OBLIGATIONS

• Provide accurate information
• Ensure access works
• Not double-book
• Respond within 24 hours
• Comply with building rules
• Confirm return of access credentials
• Have lawful right to rent the space

10. RENTER OBLIGATIONS

• Provide accurate KYC
• Park only in assigned space
• Follow building and community rules
• Return access device
• Remove vehicle at end of booking
• Not sublease the space
• Not sleep in the vehicle
• Not misuse access

11. VILLA LISTINGS

• No trespassing rules
• Access may require code or device
• Renter must use only the allocated area
• All other penalties still apply

12. DAMAGE & LIABILITY

• Damage to parking facility or vehicles
• Damage or loss of access credentials
• Unauthorized access
• Fines, towing, or clamping
• Any violation of building rules

Parkanize bears no responsibility for the physical condition, legality, safety, or suitability of any parking space listed on the Platform.

13. ANTI-CIRCUMVENTION

Users may not exchange contact details, transact outside Parkanize, or bypass Platform Fees or Commission.

Violations may result in account suspension, no refunds, and loss of payouts.

14. DISPUTES

Parkanize is not a mediator. All disputes are between Host and Renter.

Parkanize is not obligated to mediate disputes, provide evidence, or intervene between Users under any circumstances.

15. SUSPENSION & TERMINATION

Parkanize may suspend or terminate accounts for fraud, trespassing, misrepresentation, circumvention, abuse, or any illegal activity. No refunds will be issued.

16. DATA & PRIVACY

Parkanize retains KYC data, access logs, booking history, residency declarations, and device/usage data in accordance with its Data Retention Policy.

17. PAYMENTS & STRIPE

• All payments are processed by Stripe
• Users agree to Stripe’s Terms & Privacy Policy
• Parkanize does not store full card numbers

18. GOVERNING LAW & JURISDICTION

These Terms are governed by UAE Law. Exclusive jurisdiction: Courts of Dubai.
