COMMUNITY GUIDELINES

These Community Guidelines outline expected behavior for all Parkanize users. By using Parkanize, you agree to follow these rules at all times.

These guidelines support safety, respect, building compliance, and smooth operation of the Platform.

Violations may lead to warnings, suspension, permanent bans, withheld payouts, fines, or legal escalation.

1. GENERAL PRINCIPLES

All Users — Hosts and Renters — must:

  • Behave respectfully and responsibly
  • Follow all building and community rules
  • Respect private property
  • Use the Platform honestly and lawfully
  • Avoid actions that can cause security concerns
  • Cooperate when Parkanize investigates a violation

Parkanize maintains zero tolerance for fraud, trespassing, misrepresentation, or access misuse.

2. PROHIBITED BEHAVIOR

Identity & Residency Misrepresentation

  • Providing false ID or KYC documents
  • Falsely claiming to be a building resident for a Residents-Only Listing
  • Using someone else’s access device or credentials

Trespassing & Unauthorized Access

Applies especially to Public Listings:

  • Entering restricted areas such as lobbies, elevators, hallways, residential floors, gyms, pools, or community spaces
  • Tailgating behind residents to enter buildings
  • Accessing parts of the property that are not explicitly allowed
  • Remaining inside the building unnecessarily

Fraud & Platform Abuse

  • Circumventing Parkanize through direct payments, exchanging contact info
  • Creating multiple accounts to bypass penalties
  • Subleasing a rented space
  • Posting fake listings or misleading descriptions

Property Damage or Unsafe Conduct

  • Damaging parking spaces, gates, barriers, or other vehicles
  • Mishandling access devices
  • Blocking driveways or emergency pathways
  • Sleeping inside vehicles in parking facilities

Illegal or Inappropriate Behavior

  • Harassment of Hosts, Renters, or building/security staff
  • Threats or abusive speech
  • Any illegal activity on the premises

3. HOST GUIDELINES

Hosts must:

  • Provide accurate and truthful listing information
  • Ensure parking access is functional at all times
  • Confirm they have the legal right to rent the space
  • Respond to renters within 24 hours
  • Ensure access credentials provided are valid
  • Not double-book the parking space
  • Declare Residents-Only listings truthfully
  • Confirm access device return within 48 hours
  • Cooperate in dispute or damage investigations
  • Follow all building regulations
  • Maintain the space in usable condition

4. RENTER GUIDELINES

Renters must:

  • Provide accurate KYC information
  • Park only in the assigned space
  • Follow all building and parking rules
  • Return access devices in good condition
  • Not give access credentials to others
  • Not attempt to access elevators, lobbies, or restricted areas
  • Remove their vehicle at the end of the booking
  • Respect private property and Villa Listing instructions
  • Report issues immediately to the Host or Parkanize
  • Not sublease the space to another person

Special Rule for Residents-Only Listings

Renters must truthfully confirm they are authorized to access the building.

5. ZERO-TOLERANCE VIOLATIONS

Immediate and permanent suspension applies to:

  • Fake KYC or fraudulent residency declarations
  • Trespassing or entering non-permitted areas
  • Tailgating into buildings
  • Sharing or duplicating access devices
  • Attempting to bypass Parkanize fees or commission
  • Threatening or abusive behavior
  • Intentional damage to property or vehicles
  • False reporting, manipulation, or fraud

6. REPORTING A VIOLATION

Users may report violations to:

Parkanize may contact:

  • Hosts
  • Renters
  • Building security
  • Property management
  • Local authorities if required

All violations are investigated with reference to:

  • Access logs
  • Security footage
  • Host and Renter statements
  • Building or authority reports

7. ENFORCEMENT ACTIONS

Depending on severity, Parkanize may take one or more actions:

  • Issue a warning
  • Temporarily suspend account
  • Permanently ban account
  • Forfeit access deposits
  • Withhold Host payouts
  • Reverse or cancel bookings
  • Restrict future listing or booking abilities
  • Report the incident to building management or authorities

8. CHANGES TO THESE GUIDELINES

Parkanize may update these Community Guidelines at any time. Continued use of the Platform constitutes acceptance of the updated version.
